When you have decided to apply for a property to rent, you will be asked to complete an application form which helps explain the next stages of your application and the money that will be due before you sign your Tenancy agreement. It also confirms the agreed rent, the dates due and the remaining security deposit required. For your information, in the majority of cases Dean Estate Agents will protect your security deposit with The Deposit protection Service, also known as THE DPS.
The Holding deposit of 1 weeks rent is payable to Dean Estate Agents Lettings Ltd. This fee will not be returned if you withdraw for any reason and can only be accepted from Dean Estate Agents Lettings when accompanied by a completed application form.
Your application cannot be processed until all tenants have submitted their full information on the reference application forms. The references will be undertaken by a referencing company and/or us (Dean Estate Agents Lettings Ltd) who will contact your Employer and Landlord to qualify the submitted information. We will also conduct a credit search. Bonuses and overtime may not be taken into account. Dean Estate Agents Ltd cannot enter into any discussion or correspondence concerning replies to references or any application that has been declined by the Landlord. You are not permitted to view or have copies of your credit search.
If your application is successful you will have to pay the remaining security deposit of 4 weeks to add to the already received holding deposit.
The deposit is held by a recognised body known as the Deposit Protection Service. The deposit will not be returned until the end of the tenancy and only then, provided your rent is paid in full, all household bills are paid in full and the property is returned to the Landlord to our satisfaction.
We are required by law to carry out a ‘Right to Rent’ check on all applicants from the age of 18. This is entirely separate from tenant referencing and there is no charge for this.
Valuations for Probate
In most circumstances, the legal representatives and/or family will need an idea of the market value of the property’. Please contact Allan Wasley to discuss your options and requirements for the probate application. Our appointments are carried out by either our Director or a Senior Manager.
