Selling

Letting

Dean Estate Agents has the advantage of having a unique insight into the latest market values due to the sheer volume of properties we rent out. Our Management Team carry out many valuations every year, giving us unparalleled knowledge of the latest rental values. We value accurately to achieve the best price and attract the right tenant.


Letting Fees

Tenants - before you move-in you will be charged an administration/application fee of £300.00 inc vat for a maximum of 2 adults (and if required a further £75.00 inc VAT per guarantor). References include identity, immigration, visa, financial, personal, employment and former landlord checks. The checks will not be conducted without this payment.

You will also be asked to sign the initial Tenant Offer/Application Form which confirms the property details, rent and dates due, your personal details and payments required.

On your move-in day you will need to provide a deposit of one and a half months rent plus the first month’s rent in advance in cash unless otherwise paid in advance via bank transfer. All fees are non-refundable unless the landlord withdraws the property.

Saturday/Sunday completions are not normally conducted unless cleared funds are with the agent and an appointment is arranged at least 14 days in advance.

Tenant fees incurred during the Tenancy which are plus vat are listed below:

Extension Fees for Future Renewals = £60.00
Tenancy amendment fee = £40.00
Arrears Letters/Visits = £35.00 per letter & £50.00 per visit
Check out inspections and assisting in the return of deposit = £40.00
Locked out = £30.00 during office hours only (subject to key holding)
Future Landlord reference fee £25.00

Valuations for Probate

In most circumstances, the legal representatives and/or family will need an idea of the market value of the property’. Please contact Allan Wasley to discuss your options and requirements for the probate application. Our appointments are carried out by either our Director or a Senior Manager.
