Why use Dean Estate Agents Lettings!

Accurate Valuations

We complete many valuations every week, giving us intimate knowledge of property prices in your area.

Our valuations take all local benefits into account, whether your property is surrounded by the best parks, woodland, restaurants, schools or transport links. Using market comparables and combined with our knowledge of the local area, we would be able to give you an achievable and reliable rental figure.

Experienced Advice

It takes skill and expertise to negotiate a tenancy successfully through to completion and still achieve the best possible price. Through training and experience our employees offer expert advice on both the letting process and your legal obligations as a landlord.

Rent

Rents are payable by the tenant monthly to our client account. You will be paid direct from this account and we will prepare, at regular intervals or to suit your accounting period, an income and expenditure account which you can send to the Inland Revenue.

Deposit

We collect a deposit from the tenant to safeguard against potential damage. At the end of the tenancy we will inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit. Please note that this would not be a survey and you would be invited to attend as Landlord.

Tenant

We will find a suitable tenant for your property and take up comprehensive references and credit checks. We do not agree any Tenancy without the knowledge and instructions of the Landlord.

Tenancy Agreement

We will prepare a legal agreement under current legislation to suit your particular circumstances. In general this will be for a period of not less than 6 months and then renewable on a month to month basis. This gives you the flexibility to re-occupy the house after giving the tenant two month's notice to quit. Similarly the tenant may terminate after the initial period by giving one month's notice.

Rates and Services

The payment of water rates, council tax, gas, electricity and telephone bills are generally the responsibility of the tenants.

Repairs

As a Landlord, you are responsible for all repairs to the property with the exception of window glass or other breakages caused by the tenants. Small repairs can be carried out by our contractors, or ones nominated by you, and their charges deducted from your account. We will always ask for instructions before commencing any large scale repairs.

Tax

Changes to tax relief from 6 April 2017

The amount of Income Tax relief some landlords can get on residential property finance costs will start to be restricted to the basic rate of tax from 6 April 2017.

Who’s affected

You’ll be affected if you’re a:

  • UK resident individual that lets residential properties in the UK or overseas
  • non-UK resident individual that lets residential properties in the UK
  • individual who let such properties in partnership
  • trustee or beneficiary of trusts liable for Income Tax on the property profits

All residential landlords with finance costs will be affected, but only some will pay more tax.

You won’t be affected by the introduction of the finance cost restriction if you’re a:

  • UK resident company
  • non-UK resident companies
  • landlord of Furnished Holiday Lettings

Profit/Loss

Working out your profit

You work out the net profit or loss for all your property lettings (except furnished holiday lettings) as if it’s a single business. To do this, you:

  • Add together all your rental income
  • Add together all your allowable expenses
  • Take the expenses away from the income

Work out the profit or loss from furnished holiday lettings separately from any other rental business to make sure you only claim these tax advantages for eligible properties.

Deduct any losses from your profit and enter the figure on your Self-Assessment form.

You can offset your loss against:

  • Future profits by carrying it forward to a later year
  • Profits from other properties (if you have them)

You can only offset losses against future profits in the same business.
