All properties that are marketed for rent must have an Energy Performance Certificate (EPC). The EPC is made available for tenants to see, making it easier for tenants to understand how much their utility bills are likely to be.

All lettings staff are trained and able to assist tenants to find rental properties to rent that will meet their needs and ensure the tenancy is happy and problem-free. The Lettings team will continue to liaise with and look after tenants throughout the rental period.

Each office maintains a database of available rental properties and prospective tenants. As properties become available, our first action is to contact prospective tenants on the database whose requirements match the property. Typically, rental properties become available about two months before occupancy date, so where possible it is advisable to start looking early.


Dean Estate Agents Lettings always insist on accompanied viewings for potential tenants – mainly as a security precaution and it gives you an opportunity to ask any questions you may have about the property before you go to the next stage.

Take a cheque book or cash with you and a means of photo-ID. The turnover of rental properties is quite quick so by having these items it will allow you to proceed quickly if you view something you like. We would also recommend that you take something to measure the rooms with and a camera for photographs.

Dean Estate Agents Lettings take a refreshingly honest approach to charging tenant fees and believes that all customers applying for a tenancy should understand all of the fees (if any) that they are required to pay. Each local office will provide a bespoke written quotation of any tenant fees payable depending on individual circumstances and the particular property.

The fees quoted below include VAT at the prevailing rate.

When applying for a property, the Dean Estate Agents local office will charge an application fee for 2 adults of £300.00 for arranging and conducting the viewing, application form assistance, taking up references and credit scoring, completion of the Tenancy Agreement and check-in procedure. If your application is rejected, or if you withdraw your application, or if you fail to take action to progress your application within seven days of having been requested to do so, you will not be entitled to a refund of this fee.

In some instances it may be necessary to provide a guarantor who underwrites the financial commitments associated with the tenancy. If you require a guarantor, Dean Estate Agents Lettings will charge a fee of £75.00 per guarantor. This is dependent on the applicant's individual circumstances.

In advance of a tenancy commencing, we may ask you to pay a holding fee, which will be equivalent to no more than one month's rent. This is taken to demonstrate your commitment to take the property, subject to contract and references. If you withdraw your application, or if you fail to take action to progress your application within seven days of having been requested to do so, then Dean Estate Agents Lettings may retain between 0 to 100% of this holding fee. However, if you proceed with the tenancy, this holding fee will be shown as a credit to your account and will be off set against the total cost of renting the property.

Prior to moving into a property you will be asked to pay the rent, deposit and the balance of any fees in cleared funds. Dean Estate Agents Lettings will provide you with details of all their accepted payment methods, however some payment methods may carry a cost, which can range from 0 to 3% of the transaction value.

If you intend to have a pet residing at the property and the landlord has granted written permission, the tenant will be asked to pay a pet deposit of £100 per animal. In almost all cases, landlords will require a professional pet clean at the end of the tenancy.

When you move into your rented property you may be provided with an Inventory and Schedule of Condition, in order to document the condition of the property at the start of the tenancy. As part of our commitment to fair deposit adjudication, we will attend the check-in with the tenant and complete the Inventory (if present) with the tenant.

Some tenancies may be granted for a fixed term. Once this fixed term expires you may be invited to renew the tenancy for a further fixed term and Dean Estate Agents Lettings may charge a tenancy renewal fee. This fee is to cover the cost of creating and executing the legal documents and may be charged every time that you renew your tenancy.

Renting a property is a Legal commitment and you will be given every opportunity to ask questions and be clear that we have conducted our duties appropriately. The minimum period that we rent to tenants is 6 months.
