NEED HELP WITH A SURVEY/STRUCTURAL REPORT? Buying a new home is one of the most important decisions in your life, so you want to be certain that there are no hidden problems with the building. To make sure that your purchase is a sound investment, you’ll need a survey. How do you choose the right one and is it worth paying extra for a more detailed report! IMPARTIAL Our Independent Surveyor will ensure a complete, impartial service. QUALIFICATIONS BEng (Hons), MSc, C.Eng, MICE, MCMI, MIHT BUILDING SURVEY A general comprehensive survey of a property. This type of survey is similar to a homebuyers survey but without the valuation and with the added benefit of having particular regard to structural issues such as cracking, which our surveyor is qualified to comment upon, unlike a chartered surveyor. This includes checking for damp, insulation, condensation, doors and windows and timber defects. It also comments on internal and external doors to ensure they fit properly and if possible any built-in units. Externally the inspection will include, external walls and roof, garage, walls, gardens and outbuildings. Internally, the inspection includes roof space and an examination of the timbers, walls, stairs and generally checking the adequacy of the structure and its compliance with building regulations. For example, safety glass in windows or gaps between stair balusters meeting the minimum standard required. This type of survey also includes an inspection of the services to check inspection and maintenance dates if available and the drains if accessible. This survey can include an environmental search to examine mining works, flooring or contaminated land is within the proximity of the property. However this will add an additional £30.00 but will mainly be picked up in more detail by searches conducted by the solicitors. SPECIFIC STRUCTURAL SURVEYS These surveys are usually undertaken after a surveyor or valuer finds a problem such as a crack in a wall or a leaning chimney. They are then usually requested by the lender or bank to satisfy that the building is not going to fall down or have serious defects during the time of the loan. This type of survey is therefore undertaken for a specific problem and is accompanied by a small report, for the lender. In essence the report is underwriting the monies lent by the lender through my own professional insurance. These surveys can also be tailored to answer individual questions. The second type of structural survey is if a buyer is wishing to purchase a non-conventional form of house e.g. a pore cast concrete structure or steel frame building usually these are ex - local authority housing stock. This will be a structural survey of the building to ensure it will stand up for 25 years structurally but does not examine timber, insulation, damp etc it comments only on the structure. It will usually entail an exploratory or invasive text such as removing an outer skin of brick to check the main structure elements behind. Lenders for the same reason as above do usually request these. THINGS WE HAVE TO TELL YOU The contract will be between you and the Independent Surveyor.
